MTD Properties Unveils Next-Gen Townships In Kajang, Malacca Worth RM1 Bln GDV

KUALA LUMPUR, May 31 (Bernama) -- MTD Properties Sdn Bhd has announced RM1 billion gross development value (GDV) investment for next-generation (next-gen) townships in Kajang, Selangor and Malacca, designed with a strong focus on sustainability, innovation, and quality.

MTD group chief operating officer Dr Nik Fauzan Nik Faizul said the RM1 billion commitment reflects the company's confidence in Malaysia’s growth corridors and the changing needs of today’s homebuyers.

“When undertaking developments or projects, we always prioritise the community, ensuring a well-balanced and thoughtful approach.

“With sustainability, innovation, and quality for the community at our core, we are building for generations,” he said during an interview with Bernama at the Karnival Jom Heboh here today.

The RM1 billion GDV commitment primarily comprises MTD Sutera Vista Residency and MTD Sungai Kantan in Kajang, as well as ⁠MTD Nexus 28 Industrial Park in Ayer Keroh, Malacca.

MTD Sutera Vista Residence is a modern serviced apartment located in Taman Sutera, Kajang, featuring 378 units. Strategically positioned near the SILK and LEKAS highways, it offers urban convenience and excellent connectivity for residents seeking a vibrant lifestyle.

Meanwhile, MTD Nexus 28 Industrial Park is a forward-looking industrial hub in Malacca, comprising 87 factory units equipped with integrated smart systems and solar photovoltaic installations. Designed to support sustainable economic growth, it is an ideal investment for modern industrial ventures.

In addition, Dr Nik Fauzan shared that this year, the company also launched MTD Elysia Heights, a well-planned development comprising 197 terrace homes in Taman Tasik Utama, Ayer Keroh, with a focus on contemporary design and long-term value.

The MTD Elysia Heights caters to the growing demand for quality housing in Malacca’s thriving suburban landscape.

“Each new product launch will go through extensive research -- we would ensure the best product is offered according to the market demand,” he said.

 

Thriving demand in the property sector 

MTD Properties chief executive officer (CEO) Reime Rizal Abdul Aziz said the company recorded over five per cent growth in residential demand last year. 

“Alhamdulillah, for most of our launches, we achieved more than 50 per cent take-up. This strong response has motivated us to do more, and that is exactly what we are doing now.

“We believe there is still solid demand in the property and residential development sector, and we anticipate continued growth in the coming year,” he said.

He added that many young couples, after moving out of their parents’ homes and getting married, tend to seek housing in suburban areas, making locations like Kajang and Malacca particularly appealing.

Echoing the CEO, Dr Nik Fauzan noted that the company’s five per cent growth (residential) last year reflects a steady upward trend that has continued consistently from 2022 to the present.

“After the pandemic, the property market took time to recover. However, MTD Properties had taken a big step by launching two projects, which were MTD Sutera Niaga 8 -- double-storey shop offices, and MTD Cinerea Heights.

“The Kajang project 100 per cent sold within a year, while the Malacca project reached about 70 per cent take-up, which was a significant success,” he added. 

He said this clearly shows rising demand and growth in the property market, in line with the outstanding performance in 2024, where transaction values surged by 18.0 per cent to RM232.30 billion. 

He said that with an increase in market demand, MTD Properties is eager to enhance the value of its investment arm.

MTD Properties joined Karnival Jom Heboh from May 30 to June 1, 2025, to strengthen its local presence and uphold its philosophy of building not only structures but also meaningful and lasting relationships.
