Pkns Launches 'puteri Ariana' To Expand Housing Portfolio In Kota Puteri

RAWANG, May 7 (Bernama) -- The Selangor State Development Corporation (PKNS) has launched the Puteri Ariana development project, comprising 72 double-storey terrace houses in order to expand the contemporary housing portfolio in the growth of Kota Puteri, here.

Its deputy chief executive officer (Property Development) Md Kamarzan Md Rais said the project was built with variations from 20 feet (ft) by 70 ft to 22 ft by 75 ft, with house prices ranging from RM590,000 to RM762,000.

"This project is strategically located close to main highways such as the KL-Kuala Selangor (LATAR) Expressway; Guthrie Corridor Expressway; Damansara-Shah Alam Elevated Expressway (DASH); as well as Jalan Kuala Selangor that all provide easy access to the Klang Valley,” he told the media at the launch of the Kota Puteri Property Sales Gallery today.

He said each buyer will get a memorandum of transfer (MOT) duty stamp and free sales and purchase (S&P) agreement legal fees as well as an electronic hardware package in addition to the expected high return on investment.

Md Kamarzan also said the project which will begin in August is expected to be completed in 2025. There will be two other projects -- Puteri Ariana 2 and Puteri Ariana 3 -- that will commence in the fourth quarter of this year and expected to be completed in 2026.

At the same time, he said his team will launch an industrial park project with the Managed Industrial Park (MIP) concept on 377 acres (152.57 hectares) in Kota Puteri, among others offering 304 units of twin factories in phase one, commencing in July and expected to be completed in 2027.

"MIP will feature an Environmental, Social and Governance (ESG) concept with 'gated and guarded' facilities, having also a club house, recreational area, and Centralised Labour Quarters (CLQ)) for factory workers and will be managed through the appointment of integrated FM (facilities management)," he said.

He said that this development project is expected to provide jobs to 3,000 people based on the construction of factories that are interested in operating in the area.

In the meantime, when asked about the increase in the price of building materials, he said his team has taken measures by buying building materials through its subsidiary, Selangor Industrial Corporation (SIC) that is a trading house, to control the price of houses offered.

"Perhaps there is one item that we (PKNS) buy from our subsidiary company in 'bulk' so that we can control a bit of the price of items that are purchased such as iron, concrete and certain sanitary materials such as tiles," he said.

Meanwhile, the launch was in conjunction with the commencement of the Discover PKNS 2023 campaign, from May 6 to Oct 29, which will be implemented in Kota Puteri, Antara Gapi, Selangor Cyber ​​Valley, Cyberjaya, PKNS Complex Shah Alam and closes at the Shah Alam Convention Centre.

The campaign was launched as a platform for the promotion of PKNS projects in the town centre through various activities in a carnival.
