MRT, Sunway Integrated To Develop Bukit Chagar Development With GDV Of RM2.6 Bln

JOHOR BAHRU, Feb 13 (Bernama) -- Mass Rapid Transit Corporation Sdn Bhd (MRT Corp) and Sunway Integrated Properties Sdn Bhd have signed a strategic collaboration to develop the Bukit Chagar Integrated Development with an estimated gross development value (GDV) exceeding RM2.6 billion. 

Transport Minister Anthony Loke Siew Fook said that through the combination of residential, commercial, shopping mall, hospitality, and healthcare components, the 1.711-hectare development, located next to the Johor Bahru-Singapore Rapid Transit System (RTS) Link station, will create a self-sustaining urban ecosystem.

“The impact of this integrated development project will not only be limited to Bukit Chagar but will also have far-reaching effects on the progress of Johor as a whole,” he told reporters after witnessing the signing of the strategic collaboration today.

He said that the combination of several major projects currently underway in Johor Bahru places Johor on a strong path to becoming one of the most developed states in Malaysia, driven by strategic initiatives like the Johor-Singapore Special Economic Zone (JS-SEZ). “The Bukit Chagar Integrated Development project will act as a catalyst that complements and accelerates this growth process,” he added.

The minister said the Bukit Chagar Integrated Development would also become a model for transit-oriented urban redevelopment initiatives nationwide.

“The collaboration between MRT Corp and Sunway Bhd is a testament to how the public and private sectors can work hand in hand to develop world class infrastructure without burdening the financial resources of the (government). Through the implementation of the ‘rail plus property’ model by MRT Corp, the Bukit Chagar Integrated Development will become a blueprint for the future of urban development in Malaysia, demonstrating how transportation infrastructure can be leveraged to create more sustainable and inclusive communities,” he continued.

Meanwhile, Loke highlighted that the government has committed over RM200 million for the development of integrated traffic solutions to address the increased traffic flow into and out of Johor Bahru when the RTS Link service begins in December 2026. He revealed that this investment commitment involves upgrading major roads like Jalan Tebrau and Jalan Tun Razak with the construction of elevated flyovers, enabling direct connectivity to the Immigration, Customs, and Quarantine Complex (ICQ) in Bukit Chagar.
