Equalbase-Sunway Industrial Development To Drive JS-SEZ Logistics Corridor
JOHOR BAHRU, March 26, 2026 -- 103° Free Commercial Zone (FCZ), a 55-hectare integrated industrial property developed via a collaboration between Equalbase and Sunway Group, has officially commenced operations in Sunway City Iskandar Puteri, Johor.
Real estate developer Equalbase, headquartered in Singapore, said in a statement today that the first two warehouses, spanning a combined 1.5 million square feet (sq ft), have been fully occupied by international operators DSV and GXO Logistics Inc. Both have started their respective operations.
“The full occupancy rate underscores strong and sustained demand, strengthening Johor’s appeal as a preferred destination for foreign direct investments (FDIs),” the statement said.
The third warehouse of 750,000 sq ft is targeted for completion in early 2027. Another one million sq ft is expected to be completed in early 2028.
The broader FCZ master plan will deliver more than six million sq ft of integrated industrial real estate across four phases, reinforcing Malaysia’s position as a high-value regional distribution hub.
Development is being accelerated to meet growing demand, cementing Malaysia’s position as a high-value regional distribution hub, the statement said.
103° FCZ is located within the Johor-Singapore Special Economic Zone (JS-SEZ), enabling businesses to operate across both markets while maintaining proximity to major manufacturing, trade and logistics networks across Southeast Asia, the statement said.
It is the first development there to receive fast-track approval under the Johor Super Lane (JSL), the statement said.
Equalbase chief executive officer (CEO) Nicholas Bischoff said supply chains are increasingly adjusting to uncertainty, making sustainable and resilient logistics infrastructure more important.
“The development supports the evolution of Malaysia’s industrial landscape by creating high-value job opportunities that align with the New Industrial Master Plan (NIMP) 2030 goals,” he said.
Sunway City Iskandar Puteri CEO Gerard Soosay said 103° FCZ strengthens integrated townships as key economic nodes in the Johor–Singapore corridor.

Through our partnership with Equalbase, we are delivering world-class logistics infrastructure that adheres to ESG standards, complementing the integration of business, talent, and community here,” he said.
DSV Regional CEO for APAC contract logistics Catherine Soo said DSV is proud to be the first third-party logistics provider to operate in Singapore and Malaysia.
“This is a step toward realising the ‘twinning’ synergy envisioned under the JS-SEZ,” she said.
"The phased rollout allows new occupiers to establish an early presence within the JS-SEZ while the logistics hub scales progressively over time, contributing to the long-term economic vibrance of the southern gateway," it said.
