UDA Optimistic Malaysian Property Market Will Remain Resilient This Year

KUALA LUMPUR, Feb 6 (Bernama) --  UDA Holdings Bhd is optimistic that the outlook for the domestic property market will remain resilient, with more targeted growth in 2026, driven by various key initiatives implemented by the government to stimulate property ownership and maintain domestic market stability.

UDA interim president and chief executive officer, Azrudyn Rashid, said this confidence is reinforced by the commitment to supporting structural reform initiatives under the MADANI Economic Framework and the 13th Malaysia Plan (13MP), which aim to strengthen governance, drive high-impact economic growth, and enhance public wellbeing.

He added that initiatives supporting the market include the development of MADANI Residences, the extension of stamp duty exemptions for first-home purchases of up to RM500,000, as well as the imposition of stamp duty on property transfers involving non-citizens and foreign companies to create a more balanced market.

“Additionally, throughout 2025, the national property market was reported to have recorded stable market activity with an increase in transaction values, while still demonstrating strong recovery momentum towards the third quarter,” he said in a statement. “This phenomenon indicates an increasingly resilient market that continues to grow gradually despite market challenges, particularly in the residential and quality property segments.” 

Commenting on the company’s performance, Azrudyn said UDA is committed to maximising financial performance and ensuring that every initiative delivers comprehensive benefits to stakeholders in fulfilling its entrusted mandate, while supporting the government’s aspiration to provide affordable housing to the community.

For 2026, he said UDA’s focus on property development is to meet the need for quality, strategic, and affordable housing that offers a sustainability-oriented lifestyle. “This year, we intend to launch nearly 1,000 units of residential developments and commercial spaces through three projects in Johor Bahru, as well as one project each in Ipoh and Pekan, which are expected to generate positive spillover effects for the local economy and community, in addition to strengthening our position as one of the leaders in the national property industry,” he added.

Meanwhile, Azrudyn said UDA will allocate RM2.3 million in 2026 to empower more than 600 Bumiputera small and medium-sized entrepreneurs nationwide.

“This initiative focuses on providing business spaces, expanding market access, and strengthening supply chains, among others, through the UDA Entrepreneur Incentive Programme (PIUU), which offers rental facilities and temporary sites to support the entry and sustainability of small and medium enterprises. Additionally, the establishment of the Malaysia Entrepreneur Hub (MEH) as an entrepreneurship hub in strategic urban locations will provide integrated business spaces for entrepreneurs,” he added.
